So What is a Lease-Purchase and How Does it Help ME Own a Home?

So What is Owner Financing and How Does it Help ME Get a Home?

If you’ve tried to qualify for a mortgage any time in the last few months, you know that it’s suddenly gotten much tougher. After seeing so many sub-prime mortgage companies go bankrupt, many lenders have drastically raised their credit and down payment requirements.

Hard-working and responsible home buyers are being shut out of the mortgage approval process now that the rules have changed. So now, serious buyers have started exploring other options for purchasing a home...

Which brings us to Owner Financing.

How much of a down payment is required?

Before buying a home, you should plan on having some money saved up for a down payment. We always work with our home buyers to keep the down payment reasonable, usually around 2-4% of the price of the home.

Of course, the more money you can put down on your home, the lower your monthly payments will be!

What's so great about home ownership, anyway?

Imagine ... owning a home of your very own! No more dealing with landlords. A fenced yard for the kids. A garage for your car. Enough room for all your things. Plenty of space to entertain your family and friends. All on a quiet street! Privacy! Comfort!

There are many great reasons to own a home. Here are some of the reasons we've heard from the families we've helped:

My credit is damaged. Can I still be approved?

Even with damaged credit, you can be approved for our program. The real question is whether you will take the time you are given to heal your credit so that you can buy a home. We can give you the opportunity: You have to take responsibility for working the plan we outline.

I don't have a huge down payment. Does that matter?

Before buying a home, you should plan on having some money saved up for a down payment. We always work with our home buyers to keep the down payment reasonable, usually around 2-4% of the price of the home.

What do you look for in approving a home buyer for Owner Financing?

We look for four things when approving a home buyer for Owner Financing:

• Solid, stable employment - We are looking for hard-working people with a steady income that is at least three times (3x) their monthly mortgage payment.
• A reasonable down payment - Before buying a home, you will need to have some money saved up for a down payment. We always work with our home buyers to keep the down payment reasonable, usually around 2-4% of the price.
• Either fair or "fixable" credit - We understand that sometimes finances can get out of hand. We DON'T expect or require perfect credit. We've worked with foreclosures, repos, bankruptcies, judgements, and worse. We're simply looking for a serious commitment to improving your credit.
• A checking or savings account - Actually, if you don't have an account, you just need to be able to get one. Our payment systems are all automatic, so you'll need some kind of bank account to make your monthly payment.

How can I see inside a home? Schedule a Private Viewing!

Seeing a Home Pride home couldn't be easier. If you have a cell phone, we can do a private home viewing.  The steps are simple:

• Call 770 434-4242 with the extension number of home you'd like to view. Leave a message indicating you want to schedule a private viewing.
• An Associate will call you to set up an appointment to view a home. They'll give you the number of our Private Home Viewing Line.
• At the specified date and time, show up to the home you are scheduled to view.
• From the front door, call our Private Home Viewing Line. An Associate will talk you through the steps to get into the home using the lockbox.
• View the home at your leisure and with total privacy.
• When you are done, call the Private Home Viewing Line. An Associate will talk you through the steps to lock the home back up and replace the lockbox.

You can view a home seven days a week from dawn until dusk. For your safety, private home viewings are not allowed after dark.

Do I need to get a home inspection?

We inspect all our homes before we make them available to residents. Even so, we still recommend that you perform a home inspection prior to move in. For one thing, we want you to feel as confident as we are of the quality of our homes. We spend quite a bit of time, energy, and money making sure that every home we offer is in mint condition. Also, we believe that the more familiar you are with all of the various systems, appliances, and special features in the home, the better equipped you'll be to manage and maintain your new residence.
